Ghaf Woods is envisaged to offer a luxury multifamily residential community organized around a central forest and community heart. The vision creates a series of community clusters living out onto the central forest. As part of the team to enhance accuracy of measurements, Noble QS was responsible for detailed remeasurement of 50,500m2 of plot area value at circa AED 1.50bn.
An 8-storey expansion of existing hospital building to consist of 150 inpatient bedrooms plus associated supporting care facilities. This includes providing tendering the works, negotiating, and awarding to the Contractor followed by oversight of post contract services. Responsible for preparation of initial concept cost plan deliverables as well as a budgetary advice to the Client and Funding board.
DSO residential building is a mixed-use (G+7) project comprising 110 build-to-rent units, including amenity spaces at roof, retail, and a gym on the ground floor. Responsible for making Tender Documents, Interim Recommendations, Cost Reports, Variations & Claims, Value Engineering, Change Orders, Post Tender Estimates and Site Progress Report.
Shell and core office building 3B, G+36. We're responsible for leading the preparation of schematic cost plan deliverables, as well as Value Engineering options, while providing comprehensive services including Cost Planning and Budget Estimating, Bill of Quantities Preparation, Procurement Strategy, and Tender Documentation. Currently, we're leading the tendering process post clarifications, ensuring precision and clarity in the project's progression
Mixed-Use Development featuring a basement, two-level podium for parking, and 16 residential floors. Commercial areas include retail shops, F&B outlets, mini hypermarkets, and community shopping centers.
Our responsibilities included the preparation and compilation of RFP documents for both Enabling and Main Works packages, supporting the project through Pre-Tender Clarifications (PTC) and the award of the Main Contract.
The Nad Al Hamar Community Mall has two floors: a ground floor and a first floor. The ground floor includes 26 shops and 3 kiosks, while the first floor houses 17 stores, 4 kiosks, and a hypermarket. Our responsibilities included Tender evaluation for the project and preparation of Post tender clarifications.
A proposed residential development located within Jumeirah Golf Estates, Dubai. The project comprised of100 B+G+2 luxurious units divided as 60 townhouses and 40 villas. The units were spread out in 7 plots consisting of 9 types of Townhouses and Villas. Our responsibilities included the preparation of cost plan and reports for the concept and schematic stages.
A residential development comprising 15 apartment units within a G+5 structure in Ireland. Responsible for preparing the Pre-Tender Estimate, Quantity Takeoff, and ARM4-compliant BOQ, conducting Value Engineering and reporting.
Noble QS has successfully delivered comprehensive MEP quantity surveying services for several residential and commercial developments across the Middle East, particularly in Dubai. Our team prepared complete Bills of Quantities (BOQ) in line with international standards, supporting both pre-tender and post-tender stages. The scope covered all major MEP systems, including Drainage, Water Supply, HVAC, Fire Alarm, Fire Fighting, Emergency Lighting, Power, Gas, and Electrical Installations.

Responsibilities included preparing the Pre-Tender Estimate, Payment Recommendations, Cost Reports, Tender Documents, and Final Quantity Takeoff. The role also involved producing Bills of Quantities in compliance with ARM4, NRM2, and POMI standards, as well as conducting elemental cost planning and related deliverables.
